Carpet tiles and office carpet, fitted in Dubai
We supply and fit carpet tiles and wall-to-wall office carpet in Dubai. At a free visit to your office we measure the floor and bring samples, and our own fitters take up any old carpet and lay the new floor: carpet tiles on open floors, where any tile lifts to reach the cabling below, and wall-to-wall carpet in meeting rooms and receptions. Tiles and carpet are priced per square metre.

Carpet tiles or wall-to-wall carpet: which suits your office?
Carpet tiles are squares or planks, most often 50 × 50 cm, laid one by one: a stained tile is swapped on its own, and any tile lifts to reach the cabling or a raised-floor panel below. Wall-to-wall carpet, cut from broadloom on a wide roll, goes down in as few pieces as the room allows, and over underlay it is softer and quieter. Many offices use both: tiles on the open floor, wall-to-wall in the meeting rooms.
At home, carpet tiles suit the right room: a home office or a playroom, where a spill should mean swapping one tile rather than cleaning a whole carpet. Outdoors they don't, because standard carpet tiles are made for indoors. For the other spaces, another carpet suits better.
Bedroom or living room
Usually feels better in wall-to-wall carpet over underlay, softer and quieter underfoot than tiles.
A natural weave
For the look and feel of sisal or jute, see sisal and jute carpet.
Balcony or terrace
Outdoor carpet, not indoor tiles. Sun fades and weakens many fibres, heat softens bitumen backings, and water trapped under the backing breeds mould and lifts the adhesive.

|---|---|---|
| After damage | A stained or worn tile lifts out and a new one goes in. | A damaged patch is cut out and a new piece let in. |
| Under the floor | Tiles lift to reach cabling and raised-floor panels, and are cut round floor boxes (the lidded sockets set into an office floor). | Covers the room edge to edge; reaching under it means cutting it. |
| Fitting | Can go down area by area while the rest of the office keeps working. | Each room laid in one go, with the seams planned. |
| Look | A grid; two colours can mark out walkways and zones. | One calm surface, the seams kept out of sight. |
| Underfoot | Firm; a felt or cushion backing softens it. | Softer and quieter, more so over underlay. |
| Waste | Little; only the tiles at the walls, columns and floor boxes are cut. | A roll comes in fixed widths, so a wide room needs a seam and leaves offcuts. |
| Suits | Open-plan floors, corridors, shops and floors with cabling. | Meeting rooms, receptions and executive offices. |

Do carpet tiles look cheap?
Not when they are dense and laid well. The cheap look comes from a thin, sparse pile, and from joins that open up or rows that wander. A dense pile closes over the joins, and a monolithic layout, every tile pointing the same way, reads almost like one carpet. Bend two samples back at the visit: the more backing shows between the tufts, the sparser the pile.

Which carpet tile is best for an office?
For most office floors, a low, dense loop pile in nylon. Nylon springs back under chair castors and holds its look on the high-traffic paths between desks. Polypropylene costs less and shrugs off water-based spills, but holds oily soil and flattens sooner, so it suits lighter use. Wool blends feel the richest and suit boardrooms. Then check the backing and the fire rating on the tile's spec sheet. We bring tile samples to try on your own floor.
Open-plan floor: a low loop pile in nylon
Chairs roll and people cross the same paths all day. A low, dense loop pile in nylon holds up best, and a mid or dark tone, or a pattern, hides wear on the walking routes between the desks.
Meeting room: tiles or wall-to-wall
Fewer people, longer sitting, and a room that should not echo. A softer cut-pile tile works, or wall-to-wall carpet over underlay for the quietest room. Under the table, where the chairs roll in and out, keep the pile dense and any underlay firm.
Reception: the floor visitors see first
Sand comes in on every shoe, so start with entrance matting inside the door. Beyond it, a stronger colour or a pattern marks the welcome area, and the tiles that wear first, by the door and the desk, are swapped without touching the rest.
Corridor or shop floor: the hardest-wearing tile
Everyone walks the same line, so a corridor is one of the busiest floors, with the entrance and the lift lobby: the densest loop pile goes here, often a shade darker than the rooms either side. On a shop floor, only the tiles a moved display marks or a spill stains are changed, and heavy stock trolleys need a stronger adhesive. A patterned tile hides wear and marks.
| On the sheet | What it means | For an office |
|---|---|---|
| Fibre | Nylon, polypropylene (PP), polyester (PET) or a wool blend. | Nylon for busy floors, PP or polyester for lighter use, a wool blend for boardrooms. |
| Pile | Loop (the yarn left in loops, hard-wearing), cut (the loops cut open, softer) or cut-and-loop, and how dense it is: the pile weight in g/m² read with the pile height, or a pile density figure. | A low, dense loop pile wears longest. |
| Backing | Bitumen or PVC, or a softer felt or cushion layer. | Bitumen or PVC under desks and rolling chairs; felt or cushion for a softer, quieter floor. |
| Fire rating | A test class. Under EN 13501-1, commercial tiles are commonly Bfl-s1 or Cfl-s1 (A1fl is the best class, Ffl the lowest; s1 means little smoke). Under the ASTM E648 test, Class I is at least 0.45 W/cm² and Class II at least 0.22 W/cm². | The rating your building's fit-out approval (the landlord's or authority's sign-off on the works) asks for. |
| Sound | Impact sound reduction, written ΔLw, in decibels. | The higher the figure, the less footstep noise reaches the room below. |
Bitumen, PVC or felt backing: does it matter?
Yes, because the backing, with a glass-fibre layer inside it, is what keeps a tile flat and in place. Bitumen and PVC (vinyl) are the two common hard backings: both are heavy and stable, so the tile stays put under desks and rolling chairs. Felt backings, and cushion backings of foam, feel softer underfoot and absorb more footstep noise, at the cost of a little firmness under chair castors.

Which fire rating do office carpet tiles need?
Whatever your building's fit-out approval asks for, so ask your landlord or fit-out consultant before you choose, and ask for the tile's test certificate before you order. Commercial carpet tiles are commonly Bfl-s1 or Cfl-s1 under the European standard, or Class I under the American test; the fire rating row of the spec table above sets out what each class means.
Do carpet tiles make an office quieter?
Yes. Of the usual office flooring choices, carpet is the quietest: it absorbs the noise of footsteps, rolling chairs and voices that ceramic tile, vinyl, wood and stone bounce around a room. Acoustic carpet tiles, with a thicker pile or a felt or cushion backing, absorb more. Carpet also cuts the footstep noise heard downstairs, which is what the ΔLw figure on a spec sheet measures. In a meeting room, wall-to-wall carpet over underlay is quieter underfoot still, though keeping conversations private is down to the walls, door and ceiling.

How many carpet tiles do I need for my office?
Divide the floor area by the area of one tile. At 50 × 50 cm, four tiles cover a square metre, so 48 m² of floor takes about 192 tiles. Add about 5% for the cuts and spares: 202 in all. A small floor, or one broken up by columns, takes more. Set your floor's size at the top of this page and the count follows; at the free visit we measure it exactly.
| Format | Size | Tiles per m² | Notes |
|---|---|---|---|
| Square | 50 × 50 cm | 4 | The most common size by far. |
| Plank | 25 × 100 cm | 4 | A long, linear look; laid in a brick or herringbone pattern. |
| Large square | 60 × 60 cm | About 2.8 | Fewer joins across a big floor. |
| Metre square | 100 × 100 cm | 1 | Made by only a few ranges. |
| US 2 × 2 ft (24 in) | About 61 × 61 cm | About 2.7 | The carpet squares in American listings. |
These are the common sizes made, not a stock list: ask at the visit which sizes we can supply.

- Centre lines
A tile floor is usually set out from two lines crossing at the middle of the room, so the cuts at opposite walls match.
- Cut tiles
The tiles at the walls, trimmed to fit. If centring would leave thin slivers at both walls, the start line moves half a tile, so every cut tile is a workable width.
- Spares
About 5% added, 10 spare for your floor: an allowance for the cuts and a few to keep for later swaps. A small or irregular floor needs more.
- Floor box
The tiles round a floor box are cut to its frame, and a piece of tile usually goes in the lid's tray, so the box still opens and blends in.
How is an office measured for carpet tiles?
At the free visit we measure the floor wall to wall, round columns, lift and stair cores and doorways, and look at the floor boxes, thresholds and changes of floor level. The tile count, and where the cut tiles fall, follow from those. You don't need to measure anything yourself; a rough size is enough to book.

What about raised floors and floor boxes?
Carpet tiles are the usual finish on a raised access floor, because the few tiles over a panel lift off to open it and reach the cabling. They go down on a releasable adhesive rather than permanent glue, so they come up cleanly. Over a floor box, the tiles are cut round its frame so the lid still opens. If your office has either, say so when you book, and we look at the panels and boxes at the visit.

How much do office carpet tiles cost per m² in Dubai?
Carpet tiles and wall-to-wall office carpet are both priced per square metre, by the carpet you choose: its fibre, pile and backing. The quote covers the tiles or carpet, the fitting and taking up any old carpet. For 48 m² of floor that is about 202 tiles, cuts and spares included. Ask on WhatsApp with your floor's size, or book the free visit to your office in Dubai for the exact figure.

Do you quote for fit-out contractors and landlords?
Yes. Book the same free visit for a floor you are fitting out or letting in Dubai, and we measure it and quote it as we would any office floor. Tell us your handover date when you book, and we say whether we can work to it. Fitting out a prayer room on the same floor? See mosque and prayer-room carpet.
What makes one carpet tile cost more than another?
The fibre first: nylon costs more than polypropylene, and wool blends more again, so on a tight budget polypropylene is the usual saving, best kept to the quieter rooms. Then the density of the pile, the backing and the design. On the fitting side, a larger floor, more cutting round columns, lift and stair cores and floor boxes, and old carpet to take up first all add work. A floor that is uneven, or has deep grout lines, may need levelling before any tile goes down; the visit is where that shows, and we tell you then whether we can take it on.

How are office carpet tiles installed?
Usually from the middle of the floor outward. Our own fitters come on the agreed day and take up any old carpet, and the floor has to be clean, dry and level before tiles go down. The usual method is to mark two centre lines, lay the first tile where they cross, work outward row by row and cut the edge tiles to the walls.

Which way can the tiles be laid?
Most tiles have a pile direction, shown by an arrow printed on the back, and the layout decides which way the arrows point as the rows go down. The same tile can look quite different in each of the four layouts below.
Monolithic: every arrow one way
All the tiles point the same way, so the floor reads closest to one carpet. A replacement tile has to go back the same way round, and from the same batch if possible, or it shows.
Quarter-turn: a soft chequerboard
Each tile is turned 90 degrees from its neighbour, so the light catches the pile differently tile by tile. It hides joins and small shade differences well, and a replacement simply follows the turn of the tile it replaces.
Brick: rows offset by half a tile
Each row is shifted half a tile along, with the arrows all one way, like brickwork. It softens the grid down a long corridor. Planks of 25 × 100 cm are often laid this way, or in a herringbone.
Random: no pattern to spot
The tiles go down turned any way, usually in a range designed for it. Joins, shade differences and replacements are the hardest to spot of any layout, which suits a busy floor.
Are carpet tiles glued down?
Usually not with permanent glue. Most office tiles go down on a tackifier, a releasable adhesive that stops them sliding but lets any tile lift cleanly later. Peel-and-stick tiles, with the glue already on the back, are made for DIY. How your tiles are fixed depends on the tile and the floor, and we tell you at the visit.
Old tiles: peeled up, or scraped back
The glue also decides how old tiles come up. Tiles laid on a tackifier peel away by hand; tiles stuck with permanent adhesive leave glue behind, which is scraped back and the floor primed or skimmed before new tiles go down. We tell you at the visit whether we can take that on.
One damaged tile: lift it out, put a new one in
You can usually do it yourself: a stained or worn tile lifts out and a new one goes in, turned the same way as the tile it replaces. Keep a box of spares from the same batch, stored flat, as colours vary between runs. A new tile can look brighter, so set it under a desk and move that desk's tile into the gap. We don't offer repairs ourselves.
Cleaning, and evening out the wear
Vacuum the walking routes daily, or several times a week, blot spills rather than rubbing them, and keep a mat inside the door to catch sand. Every so often, swap a few tiles from the busy routes with tiles from under the desks to even the wear, and have the floor deep-cleaned once or twice a year, as most tile makers advise. We don't offer carpet cleaning ourselves.

Book a free visitHow much are carpet tiles per square metre in Dubai?
Compare by the square metre, because a price per tile, per box or per square foot is not a price per square metre. Four 50 × 50 cm tiles make a square metre, which is about 10.8 square feet. Check, too, whether fitting and taking up old carpet are included. Ours depends on the tile you choose, so for your floor's figure, book the free measuring visit in Dubai or ask on WhatsApp.
Are carpet tiles cheaper than wall-to-wall carpet?
Usually not by the square metre: carpet tiles often cost more per square metre than wall-to-wall carpet of the same grade, because of their heavy backing. Over the life of an office floor the sums change. Less is wasted in cutting, and a worn or stained patch means lifting out a few tiles rather than letting a new piece into the carpet. On a busy floor with cabling, that is what makes tiles worth it.
What size are carpet tiles?
Most are 50 × 50 cm, four to the square metre; planks of 25 × 100 cm cover the same. Some ranges come in 60 × 60 cm or 100 × 100 cm, and the 2 × 2 ft carpet squares in American listings are about 61 cm a side. We bring tile samples to the visit, so ask there which sizes we can supply.
What is office carpet called?
Usually commercial carpet, and it comes two ways. One is carpet tiles, also sold as carpet squares, floor carpet tiles or modular carpet. The other is broadloom, the trade name for carpet made in wide rolls, usually 4 or 5 m, which wall-to-wall carpet is fitted from. Most commercial carpet is a low, dense loop pile in nylon or polypropylene, made for heavy footfall and rolling chairs.
How thick are office carpet tiles?
Most are about 5 to 10 mm in all, backing included. A low loop pile on a bitumen or PVC backing sits at the thin end and suits busy floors and rolling chairs; cut-pile and cushion-backed tiles are thicker and softer. Where the tiles meet a thinner floor at a doorway, a trim strip covers the step.
Do carpet tiles need underlay?
Usually not. Carpet tiles carry their own backing, often bitumen or PVC, and go straight onto a smooth, level floor; laid on an ordinary underlay, they would shift. Where you want a soft, quiet floor over underlay, wall-to-wall carpet is the better choice, and we supply underlay with it.
Can carpet tiles go over concrete, floor tiles or old carpet?
Over smooth concrete, ceramic tile or marble, yes, once the floor is clean, dry and level. A new concrete screed is moisture-tested first, and a polished, glazed or dusty floor is primed so the adhesive grips. Deep grout lines or an uneven base may need levelling, which the visit shows. Not over old carpet, which lets the tiles shift and wear unevenly. We take up and remove the old carpet before the new tiles go down.
How long do carpet tiles last?
It depends on the fibre, the density of the pile and the traffic. A dense nylon loop pile lasts many years in a busy office, and the maker's wear warranty on the spec sheet is a guide to how many; polypropylene wears faster where traffic is heavy. Ask for that warranty when you compare tiles.
Can the office stay open while the tiles go down?
Often, yes, because carpet tiles can go down one area at a time while the rest of the floor stays in use. When you book, tell us when the office is in use, and ask how long your floor takes and whether we can lay it in stages or out of hours.
Do you fit carpet tiles outside Dubai?
No. We measure and fit carpet tiles and wall-to-wall carpet in Dubai only, and the measuring visit there is free. Rugs, office and reception rugs included, are made to order in any size and delivered anywhere in the UAE.
